Pre Qualification
Hot properties sell quickly; so if you fall in love, prepare to act fast. The secret to a successful offer is a solid pre-approval letter from a trusted lender. Pre-approval shows the seller you have the ability to close the deal on time. If you already have a pre-approval letter, that’s great. If not, I can refer you to one of my trusted lenders. I will personally match you to a mortgage broker or banker that best meets your needs.
Home Tours and Open Houses
Home tours are fun at first; but they can quickly become exhausting. I do my best to pre-screen properties to weed out “deal breakers” before we hit the road. I also consult colleagues to learn if a property has good or bad buzz, such as foundation or structural issues.
Offer & Negotiation
My offers most always include an inspection clause, to prevent you from buying a lemon. The home inspection report details items we might ask the buyer to fix; or offer to fix ourselves with a discount from the asking price. Some red flags might hold up other buyers, so our ability to be strategic about where and when we negotiate might mean the difference between a successful offer and a losing bid.
I’ve been in this business a long time, the market is hot some years and then it cools off. My strategies always adjust to help my clients get the best deals no matter when they’re in the market.
Closing
Once the price and terms are agreed upon, a short mountain of paperwork must be completed to keep your closing on time and on budget. My Metropolist team closes deals weekly, we make sure no detail is missed. You can just sit back, relax and prepare to sign at our office or from the comfort of your home.
